Straight answers before you book

How fast do you clear after a snowfall?
Within 24 hours of the trigger being hit, and on commercial sites we sequence the route so you’re cleared before your business opens. Dispatch is automatic — the moment the trigger depth is reached, your site is on the run.
What depth triggers a service?
Two different triggers, because walks and lots carry different risk. Sidewalks trigger at 1 cm. Parking lots trigger at 5 cm, when the skid steers roll. Walks are set tighter deliberately — that centimetre of packed snow at an entry is where slip-and-fall claims come from, not the middle of the lot.
Do I have to call you when it snows?
No. That’s the point of the contract. Trigger depth is set once when you sign, dispatch is automatic from there, and you’ll have time-stamped photos of the completed site whether you called or not. We can also send you an alert on dispatch or completion if you want to be in the loop.
Is sanding or ice control included?
Gravel is applied as part of the service at no extra charge — it goes down as we clear. Ice control — ice melt product — is a separate add-on, quoted to your site. We keep them separate because ice melt cost scales with lot size and event count, and bundling it means somebody’s overpaying.
Can I get sidewalks done without the parking lot, or the other way around?
Yes. They’re quoted and ordered independently. Your monthly rate is Parking Lot Clearing plus Sidewalk Clearing plus any add-ons — take one, the other, or both. Plenty of sites already have lot coverage and just need the walks handled properly.
Where do the piles go, and what if they get too big?
Pile locations are mapped with you during the assessment and kept clear of fire lanes, hydrants, loading docks, drainage and sightlines. When piles start costing you stalls or sightlines, we bring a gravel truck and skid steer and haul the snow off site entirely. Hauling is quoted per site.
What happens in an extreme snowfall?
Your monthly rate holds. A heavy event doesn’t trigger a surcharge or a renegotiation — clearing is clearing, however much falls. The one thing billed separately is hauling: when the piles outgrow the lot and the snow has to physically leave the site, that’s quoted as its own job and scheduled as needed. You’ll hear from us before we do it, not after.
What documentation do I get?
Time-stamped service records with logged hours, and site photos every visit. It’s built for exactly the situation where a tenant complains or an incident gets reported and you need to show what was done and when.
Are you insured?
Liability insurance, commercial insurance and WCB coverage — all current, all three. We provide current certificates on request, so you can put them on file before you even book the assessment. Most property managers need all three before a contractor can legally be on site.
